5 Must-Haves to Sell Your Home to Young Homebuyers

The younger generation of home buyers is a dominant force in the market. In fact, studies show that those who are born between the years 1980 and 2000 make up the biggest chunk of the buyer market which is about 35%.  Generation X which includes those born between 1965 and 1979 make up about 26%.

These two generations together represent the young buyers of today. They are mostly young pros who opt for turnkey homes that require little or no work. Or they can be those romantic buyers who are intent on investing sweat and money on the property over time to add value for the future.

Those two groupd may seem very different when it comes to the kind of home they want, but there are common features that are on their “must-have” lists. Check these out:

Open-Floor Plan and Big Kitchen

Formal dining rooms may be the biggest thing for generations that have come before these younger ones, but their appeal has certainly waned over the years. Younger buyers prefer homes with open-floor plans and with big kitchens. Why a big kitchen? It’s practically the new living room where the family hangs out!

Updated Kitchen and Bath

Again, out with the avocado green, please! New fixtures are very important for the young buyers of today who are very budge conscious. Kitchens and bathrooms are some of the most costly parts of the house so don’t overdo it, especially if it’s beyond your budget and the price of the house would have to go significantly higher because that might mean those young buyers won’t be able to afford it then.  Just make sure that your kitchen and bathroom don’t look like they belong in a TV sitcom… from the ‘70s.

Home Office

Do you know how many of our young professionals work from home? Too many! That’s why a home office is almost a requirement now, especially for younger buyers. It’s important that the house they’re going it buy has a dedicated space where they can focus on work and not be disturbed. It doesn’t have to be grand. It can just be one of the rooms that you can convert by staging it like a modern workspace.

Low Maintenance

Most buyers, especially young ones, prefer homes that are low maintenance. Features that have low upkeep like wood floors (instead of carpet) and granite countertops add points because aside from the fact that they are attractive, they’re also basically hassle-free.

Internet and Cell Service

Unike the previous generations that didn’t really care about a property’s technological capabilities, today’s buyers believe that internet and cell service can be a deal breaker. It doesn’t matter whether the house has a cable and telephone line. They just need to know the internet service provider options as well as the strength of their mobile carrier’s signal. Make sure that you can answer their questions when they ask about these things.

Having these features can definitely give your home a better chance with young buyers. So go ahead and ensure that your property meets their needs!
