The Modern Kitchen

According to Remodeling, in 2014, homeowners recaptured about 74.2% of the cost of a major kitchen remodel. They list the example that if you spend $54,909, you will recoup about $40,732 when you sell your home.

A beautiful kitchen can draw in home buyers. However, keep in mind that while it might make your home more competitive with others on the market, you also are spending an additional 25% or so that you will not recoup when you sell your home.

You’ll also want to stay away from the modern look and stick with something more standard, such as white cabinets and granite countertops. Everyone has different taste, so if you go too modern, the kitchen might turn some potential buyers off.

While burnt orange may look great with your furniture, the potential buyer may have a purple chair that she loves and just knows will clash with the walls.

One of the least expensive ways to freshen up your home before selling it is with a few fresh coats of paint. Stick with neutrals to keep everyone happy.

Do It Yourselfer

Unless you really are handy and your projects turn out looking professional, it is best to avoid any big do-it-yourself jobs before listing your home for sell. If it looks like an amateur did the job, the potential home buyer may cringe at the thought of having to redo a tile floor or backsplash.
